Dear Valued Customer,

As we begin the search for your new home we wanted to share the benefits and services we will provide for you. The great news is that you pay no commission for these services. We get paid only when we find you a home and the commission is paid by the seller! So the only thing we ask from you is simply your commitment and loyalty to work with us to find your home.

It is our goal to make this process as stress free as possible; we look forward to working with you.

What we do for you

1. Search all available properties listed in the Multiple Listing Service (MLS).

2. Our home search software searches the MLS 24 hours a day and notifies us when matches are available.

3. You will be set up on our instant email notification system so you can review the properties the moment they become available.

4. If you prefer we will preview all properties for you in advance of showing to be sure they meet your criteria.

5. We will research all For Sale By Owners, Expired, Withdrawn and Cancelled listings for additional matches.

6. We prospect a minimum of 3 hours per day calling areas where you want to live to find properties that are not "listed".

7. We will prospect our database of past clients and center of influence looking for matching properties.

8. We will contact other top agents who may have a "pocket" inventory.

9. We will broadcast your needs and wants at our office meeting and attend caravans and previews to view new inventory.

10. If you have not purchased a home in 2 weeks or matches are not appearing we will re-consult to fine tune your criteria.

Once We Find Your Home

1. We will prepare the contract and provide information you need to make a decision.

2. We will negotiate the contract and open escrow.

3. We will help you arrange all financing, inspections and appraisals.

4. Review property disclosures and the results of inspections with you.

5. Accompany you to a final walk-thru prior to closing.

6. We will review all closing documents with you and deliver your keys.

7. We will also follow up with you quarterly to keep you current with values and market trends.
